Themed Condos: Seriously, What the Fuck?

It's true that Curbed often complains about a lot of things relating to new developments, but usually we don't flat-out hate something. But, in all honesty, we're having a hard time holding back the laughter when checking out the website and details of Sundari Lofts & Tower, just north of Madison Square Park. Profiled on Triple Mint, the Sundari building is taking over the T-shaped lot occupied by Andy Warhol's legendary (and shuttered) Factory. The odd space will be transformed into thin glass towers with frontage on three streets, 50 luxury condos in all. And while we've frequently pointed out how out of control luxury amenities in new buildings are getting, the development's zen/meditation theme has finally tossed them over the shark's gaping mouth. Since "the calming influence of water is essential to Sundari's atmosphere of balance and tranquility," you'll very much enjoy the "zen-like reflection garden with cascading waterfall" and "invigorating 58' lap pool" that looks about as glamorous as the dungeon where they probably let Saddam Hussein work out. There's nothing really outrageous about what's going in the building, it's just that the way it's all packaged seems like an elaborate punking. Are we way out of line? Sounds like the same Zen crap being spewed forth over the Washington Condos in Prospect Heights. As featured right here on Curbed not too long ago.

Exactly, zen is where it's at. That way, when you realize you've just sunk every penny you'll ever have into a load of hogwash covering up some cheap construction, you'll be able to relativize it by knowing that in your next life maybe you'll get to be a rat or a cockroach terrorizing residents of a luxury co-op or condo...

Um, isn't Madison Park a bit far from 33rd Street and Madison Avenue? I mean, its relative to its location but certainly not part of its neighborhood. Its absolutely the Murray Hill proper (unlike Kips Bay which tries to be). I guess they figure the "Grand Madison" is doing so well (cough cough).

I love the blatant rape of "Zen" and "meditation" when applied to luxury condo buildings.

This place looks about as Zen as the "meditation garden" at Beacon Tower in DUMBO, which is located right under the Manhattan Bridge. I guess the challenge is thus: if you can meditate while the passing Q train rattles your eardrums out of your head, then you're REALLY zen.

They'll designate almost anything a landmark....A former Warhol factory should definately qualify.

in the grand scheme of over amenitized buildings, I think its refreshing to have a smaller condo building with a number of amenities...whether you like their pitch/campaign or not.

After seeing a vast majority of the new developments in Manhattan, I didn't see much of a different approach between them. However, I do appreciate the sundari lofts revolutionary "zen and asian" theme that differenciates it from its competition.

I dont get the lap pool though. It may be 58' long but of course they dont mention its width because its probably a couple feet wide. Enough for maybe one person.

But its in a good location w/ super amenities so at the right price it will sell out quickly in my opinion.

Two-Bedroom (70%): $1.495M-$2.375M (1,130-1,470sf)
Three-Bedroom (10%): $1.975M-$2.795M (1,174-1,916sf)
Loft (12%): $670K-$930K (545-719sf)

Walked by the site of this new building. The frontage is only about 18 ft wide. Amazing how small that is,,, that means all the apartments will be very narrow,, railroad like. The rendering of the pool,, so how narrow the width of that room is? That is the size of the building! Good luck to the developer on this one!
