Trump Soho: 45 Stories for Hudson Square

2006_05_tsoho.jpgYou're looking live at a rendering for the proposed Trump International Hotel & Tower SoHo, a 45-story tower slated for Spring Street between Varick and Sixth Avenue. Architect David Rockwell envisions 400 hotel rooms plus the de rigueur spa and "high-end restaurant." In classic Trump style, let's cut to the hype, from a Post story today:

Barring any glitches in the approval process, groundbreaking on the structure at 246 Spring, between Varick St. and Sixth Avenue, is expected to begin before the end of this year, according to Donald Trump Jr. - who, along with his father and sister Ivanka, is overseeing the project. It will also be one of the two projects that will be offered to tonight's winner of "The Apprentice."
Hypetastic! And nary a word about community opposition, which we imagine we'll be hearing plenty about. After all, with Ian Schrager's recently announced plan for a luxury hotel across the way from the Soho Grand, the western reaches of Soho are looking pretty damn touristy.

Sure, it is Trump, but this development could really spur more foot traffic into the often neglected, yet oh so beautiful Hudson Square neighborhood! Trump is just being greedy with the height, however, suspect he's e expecting lots of Nimby's cutting down the height

I'm trying to fight an as-of-right building in my neighborhood. If it meets height and bulk limits there is nothing anyone can do to stop it. This site was long ago approved for a building of this size.

If you know the block, you would see that not many people live right there. It's by the approach to the Holland tunnel along Varick. This is the empty lot at Spring St. This won't really have much impact on the part of SoHo everyone considers historic and protected, which is further east past Sixth Ave.

I particularly like how the clouds behind it can be seen through the entire building -- as if it's just going to be this gossamer addition with no walls or floors inside..

Good observation but I'm sure it's just a lazy Photoshopping attempt to convey reflection from the clouds in front of the building. Artist should have horizontally reversed the building bordered cloud element and then they wouldn't have matched the ones behind it.

Looks like #2 was wrong (or is an employee of Trump). See today's Villager. The most relevant part of the art. says the following:

"But building the luxury condo-hotel may not be so simple. The area is zoned for manufacturing, which does not generally permit long-term-stay hotel uses.

“No way, they can’t do that here, it’s against the zoning,” said architect David Reck, chairperson of the Community Board 2 Zoning Committee.

According to the Department of Buildings, there are some exceptions to the rule, but Jennifer Givner, a department spokesperson, could not confirm by press time whether the swath of land in question allows for long-term-stay hotel use.

So far, Trump has been unable to get his applications approved by Buildings. Last month, three applications to the department were not approved."

This project will cast a huge evening shadow over soho. 43 stories is just too high. I could deal with 25 tops as far as shadow and feel of the area.
The traffic on Spring and Varick is already really heavy so I can see this project making things much worse.

The Trump organization is on fire. Can they really handle all these projects at once? They've got towers being built in Las Vegas, Waikiki, Mexico, Florida, Chicago and SOHO? Are there that many buyers for Condo Hotels?

How is it possible that land use laws allow such a tall building on this site? I'm glad officials and activists are challenging the proposed condo-hotel use, but the building's height is the real problem, although apparently not in contention according to existing law. Zoning should cap new buildings' heights so that the relatively low-rise character of _all_ the land between 30th St. and Chambers Street is maintained. I celebrate any developers, even one as tacky as Trump, building as high as they want in Midtown or the Financial District, but 45 stories right by SoHo and 3 short blocks to the West Village? This must be stopped, due to the height-inappropriateness alone.
