After architecting Battery Park developments including The Solaire and The Veridian, what's next for architectural bigshots Pelli Clarke Pelli? The Visionaire, this new 33-story condo development that's already broken ground on Site 3 in Battery Park City.

The building's website, which recently went live, is gaga for green—green living, that is—but green hype aside, the design itself looks suitable to the neighborhood, and the views from the apartments exceptional. Plus, if you look closely at the above right image, this little bonus, spotted by a tipster: "I love the water splashing up to the people strolling along Battery Park Place. Perhaps a global warming prediction?" Either way, baby, surf's up, with 251 condos set for occupancy in 2008.

What is with these big beautiful apartments with small crappy kitchens? Don't the rich eat? Especially down there where there's nary a restaurant to be found until Tribeca and SoHo. Jeez! Then again, they have drivers to take them there.

That's not the river lapping at the pedestrians, it's supposed to be one of the reflecting pools in front of the Museum of Jewish Heritage. But you wouldn't know that if you weren't familiar with it and it does seem odd.

This place is unbelievable. Everything in the project was well thought out and if the building is built according to the plans and the showroom, it will be one of the nicest apartment buildings in lower manhattan. I am starting to save now though. Wow.
