Development du Jour: Casa Vizcaya

Wednesday, August 8, 2007, by Clinton Hill Blog

2007_08_casavizcaya.jpg

Location: 10-40 46th Road, Long Island City
Size: Five stories, 24 1- and 2-bedroom units
Prices: $699k to $1.2 million
Architect: David Howell
Sales & Marketing: Corcoran
Lowdown: This development comes to our attention via a tipster who writes, "I guess this developer took it to heart when they said that the LIC skyline is starting to look like Miami." Amen. This latest residence, playing into LIC's status as mature hipster heaven, is ready to offer residents a zen escape from their "edgy" surroundings. Nearby "luxuries" include "Chase Bank." Select units come equipped with fireplaces and a balcony or private terrace, with a "unique atmosphere that satisfies your desires." Must be some balconies.

2.

Its no Arris Lofts. Thats for sure.

By nowayman at August 8, 2007 2:35 PM

3.

TO #2: Does it make a difference if it is Arris Lofts or not? It is still...Long Island C(Sh)it-y..

WHO WOULD EVER MOVE THERE....

Oooh, a Chase bank...what a luxury! Does the bank come with 8.25% mortgage rates too? Yippy, I can wait forever!!

By Anonymous at August 8, 2007 2:49 PM

5.

he ignoramus, i mean number 4.

you do realize that mortgage rates were 13% back in the 80's and people still managed to buy homes and move on with their lives, unlike you seem to be able to do.

i don't think chase would give you an account anyway. you've got to keep a minimum balance. sorry.

btw, to the person on another thread who said they'd rather read about lic than clinton hill, i have one question for you....WHHHHYYYY???

By anon at August 8, 2007 2:52 PM

6.

You kinda have to give the pro Long Island City folks a gold star for effort. I mean, Long Island City has been a neighborhood touted as 5 years away from being cool for what now, 10 years?

Queens is Queens. Nothing is changing that anytime soon.

By Anonymous at August 8, 2007 2:56 PM

7.

Shit, I'd move to Miami before I bought into that monstrosity- and I hate Florida.

#5 wrote: "he ignoramus"...before you start charging people with being ignorant, please check your grammar and/or spelling...IDIOT! And dumbass, I'd love to lend you some cash at 13%...oh wait your credit score is probably 300....so you're the reason for the subprime debacle!

Are my eyes playing tricks on me? The apartment listed is $1.2 million for 1200 sq ft. $1,000 per sq ft in LIC?

By Sean at August 8, 2007 3:10 PM

11.

#5, rates may have been higher at that time, but prices were no where near as high, especially when compared to the median salaries.

By keith at August 8, 2007 3:15 PM

12.

"Queens is Queens. Nothing is changing that anytime soon."

#6, I'm not even sure what this means. Have you been to any neighborhoods in Queens? They are all COMPLETELY different. Forest Hills is not Long Island City is not South Jamaica is not Corona is not Middle Village is not Douglaston is not Ozone Park is not...(I could go on)...

So to say "Queens is Queens" means absolutely nothing.

By Anonymous at August 8, 2007 3:31 PM

13.

i hate to break it to you #9, but i own in brooklyn and proud of it.

you on the other hand are seemingly proud of queens and don't own a damn thing.

i don't know which is sadder.

oh, and my fico score last i checked was 820. mortgage rate. 6.1

happy?

By anon at August 8, 2007 3:33 PM

14.

#11, just as you say prices were no where near what they were in the 80's i'd argue that mortgage rates are no where near where they were either.

i was pointing out someone crying wolf that the rates had gone up a tad.

you can still get a 30 year fixed for under 7%. and that's still considered terrific, but most of you morons don't know a thing about anything that happened before 2001, so i'm letting you know.

helping out the ignorant is a passion of mine.

Maybe not everyone is so obsessed with trying to be 'cool' as you seem to be.
Maybe if you didn't try so hard people might like you. Maybe.

1kPSF for LIC is crazy. The interior finishes look decent enough, but I am sure the quality will be shoddy (like every new development) and the area still sucks.

haha. this is hilarious.

1. anon, you're too old.

2. miami is awesome.

3. i'm a transplant new yorker, have never been to queens and never intend on going to queens.

4. think we can persuade bloomberg to FORCE all hipsters to LIC? they are just a waste of space.

I think the NYC real estate bubble has officially jumped the shark. People will be laughing at this kind of pricing in LIC years from now...

you can't get 6.1% on any mortgage bigger than $417,000, doesn't matter what your credit score is, so good luck buying anthing bigger than a studio with the ultra-cheap money.

Ugly building, however compared to Arris, it looks like a beauty.

By Anonymous at August 8, 2007 6:21 PM

31.

Actually LIC is pretty nice... there are tons of restaurants there, some which have been there for decades (family owned with amazing service) like Manettas. The beach bar is probably the only outdoor bar RIGHT on the waterfront and there's a Whole Foods going in at the bottom of one of the giant buildings on the waterfront.

People need to get off their high horses and stop letting jealousy or cockiness guide their remarks to people that live in the same damn city. Chill.

this condo development, like nearly every one i've seen going up in long island city, is a complete and total shitshow.

this wouldn't be allowed in the congo.

By seven at August 8, 2007 7:29 PM

I love how people justify horrible $1000 psf barfbags with nearby Whole Foods(es), proximity to the subway and other pathetic reasons. Hi, I'm a multimillionaire who buys based on a supermarket and public transportation. *BARFS*

#31 here...
I didn't even mention a thing about the building. I was just annoyed with people making comments about the neighborhood being crappy. I happen to think otherwise. I don't live there either. In fact, I live in clinton hill. If you don't like the building, don't live there? I used to think people from Brooklyn were generally open-minded, accepting, and tolerant. That was until I started reading blogs. There are some of the most racist, insensitive, judgemental people on these blogs (gothamist, brownstoner, curbed). Quite sad.

#38 Surprise!!!

By Anonymous at August 9, 2007 9:14 AM

40.

What is it about Long Island City posts that generate such invective?

I don't live there and I don't have any desire to live there.

But I can think of a whole hell of a lot of places that would be worse to live, many of which are in Brooklyn and some of which are in Manhattan.

By Anonymous at August 9, 2007 9:50 AM

#31,#38

The lack of ameneties in LIC is still very prominent. I live in Astoria and go there from time to time, it's still a friggin ghost town.

By #1 Cynic at August 9, 2007 10:17 AM

42.

I love non sequesters just as much as the next guy, but how about cooling down the (outside) hate speech a little and actually commenting more on this P.O.S. building, eh?

My bitch ‘n’ moan would be on naming… wildly inappropriate building naming. It’s overpriced-condo-in-a-less-than-upscale-neighborhood-aspirational-making-you-feel-like-you’re-buying-into-the-highlife market-speak bullshit. C’mon, WTF? For any of you pro-Miami folks out there, have you ever been to Vizcaya (which I assume this crap was could have been named after)? Go to WWW dot VIZCAYAMUSEUM dot ORG. Clearly, this building makes me think of an Italianate villa. Hmm, I could be wrong. Maybe it’s named after the translation of Vizcaya that is Biscay, as in Bay of Biscay—that little slice of heaven nestled ‘tween southern France and northern Spain off the Atlantic. I guess I’d just be glad to know my building’s name has more cache than my neighbor’s building’s name.

By Sow's Ear at August 9, 2007 10:24 AM

43.

I agree about the name. I would like to see a condo building called Shame just so I could say "I live in Shame!"

Fusion has the worst name here in LIC. Sounds like an 80s night club. What next? Illusions or Scandals. Or is the latter the real name of View 59?
Actually I take it back. Echelon is so digustingly aspirational it makes me sick.

I would love to see an end to all this stupid naming of Condo Buildings although I guess it has been going on forever. I visited a friend in hospital on the UES on Sunday and passed one called the Berk which, for a Brit, is so unintentionally hilarious.

Nothing is worse than Arris.

By Anonymous at August 9, 2007 3:43 PM

45.

#44. Do you mean Arris name (I have no idea where that comes from but it is not offensive) or Arris the building...in which case I think it looks quite lovely and appears to be well constructed. What is your problem with it (and please do not pull out the old chestnuts that LIC is a shithole or that it is overpriced)? As a building what is your objection?

In the interests of disclosure I do not live there but I do live in LIC.

By Anonymous at August 9, 2007 5:34 PM

46.

arris is a p.o.s.

period.

and worse yet, those that bought there literally paid twice as much as they should have.

nothing worse than overpriced shit.

By anon at August 9, 2007 9:57 PM

47.

above just jealous he mispriced lic and now can't afford to get it, looks like suunyside and further east for you sucker!

By Anonymous at August 10, 2007 8:16 AM

48.

i think the gantry is the worst named building in lic

By Anonymous at August 10, 2007 2:21 PM

49.

LOL. I think Anonymous is the worst named person in LIC.

By montewarden at August 10, 2007 3:10 PM

50.

Arris, ugly and overpriced. The residents of LIC agree they do not consider Arris part of the community. Too far from Vernon and the water.

By Anonymous at August 10, 2007 5:36 PM

51.

Who the hell agrees that the residents of Arris are not part of the community moron?

By Anonymous at August 11, 2007 5:04 PM

52.

50, everyone that lives in LIC. (except morons that bought into Arris)

By Anonymous at August 11, 2007 7:05 PM

53.

#50: I have to agree. You just dont get the vibe that Arris idiots are part of LIC.

By smack at August 11, 2007 7:10 PM

What wrong with sunnyside you dickheads? Better to own a home in Sunnyside than pay 3000 a month rent for a 1 bedroom while you are dreaming about that Manhattan condo you will never own.

By ManhattanDwellersAreDumb at August 11, 2007 7:13 PM

55.

Another thread gone to the Arris Love fest. It doesn't get better than this. Never seen so much love for 1 building. I guess everyone who hates it has never been inside and has bar far been priced out. HoLLA!

By Regency at August 24, 2007 11:32 AM

56.

Perhaps people from Brooklyn slam Queens because people from Manhattan are laughing at them and they need to feel superior to someone.

By Anonymous at September 1, 2007 11:09 PM

57.

Damn right, and Queens gets to make fun of the Bronx. We can all laugh in unison at Staten Island.
