This is meant for prospective buyers at Arris. There are idiotic comments on both sides of this arguement. I looked, researched and toured Arris and here is what I found. First, the location is not the best. The pros are you are next to a great subway, the cons, you are a little isolated. Most of the action in LIC is near Vernon and the waterfront. Second, train tracks are right next to the building but should only be a major factor on one side of the building. Thin walls are a mixed review. Some residents complain about them others do not. In terms of the "shady" area, I think that is blown out of proportion. The design of the lofts are very good and unique.
Bottom line, I would not recommend buying here only because there are plenty of other options in better locations in LIC. I hope this helps out better than all these other idiotic posts.

43 - Here's my take.

The area around Arris is fine. Any post otherwise is total BS. For transportation it has hands down the best access to every subway possible and one stop to mid town. Currenlty there are not as many restaurants as Vernon but that will change overtime as the neighborhood is gets more residential clients. From an asethic standpoint currently there is a great mix of architecture from graphity covered 5 Pointz a few blocks away and PS 1 to the landmarked Beaux Arts Courthouse next to the modern Citibank Builidng (IM Pei)and Citi #2 and UNFCU. The area will only improve with the reconsruction of Jackson Avenue slated to start the end of this year begining of next whereas the Vernon Blvd area will grow more congested. Verdict - from an area perspective Vernon has an advantage today but is that advantage will erode overtime with greater congestion whereas the Arris/Courthouse area is fine today is within walking distance of vernon and getting better.

As for the appartments themselves I think that you are underselling them. Arris' apartments have some drawbacks including small kitchens but are absolutely amazing and heads and shoulders above cookie cutter apartments and inferior construction in other new developments that aren't loft conversions. I mean where else are you going to get 15 ft ceilings, foot thick concrete floors, sprawling floor to ceiling columns, 10 ft x 16 ft windows. The answer is nowhere either in LIC or the rest of the city - which is the reason that people simply can't stop talking about this building. The architecture is incredible.

So what it all boils down to is people have different tastes. 10 - 15 years ago people like JFK jr left the UES to live in SOHO and Tribeca before they were SOHO and Tribeca and overcrowded like they are today. People tend to forget that people thought that they were absolutely crazy for doing that but looking back at it now people see it as if they would be craszy to have done anythign else. That is what is going on at Arris today and it is a building that is attracting clients who have a sense of style and appreciate architecture.

As for the LIC waterfront it will continue to become more and more like a mixture of Baterypark city, Peter Cooper Village/Stuy Town. Don't get me wrong there is nothing wrong with that but to me its got absolutely no flavor and is somewhat grey and depressing. While the people who buy there are going to defend their purchases like crazy in the back of there mind their heart tells them they wish that they could have /would have bought at Arris.

This is why people get so upset and obsessed with this building and spend 24/7 coming up with every possible fabricated reason why Arris is terrible even though they can't convince themselves / know that they would give an arm and leg to live there.
