Arris Loft's Phantom Menace

Thursday, September 13, 2007, by Joey

2007_9_arrishooker.jpgLike any update on Long Island City on this here website, the post about the Amish Market coming to Rockrose's East Coast Phase 2 building broke out into a huge argument about the Arris Lofts. Specifically, there is some back-and-forth on whether or not hookers patrol the blocks near Arris, which is just a stiletto throw away from the 59th Street Bridge. Are they "phantom hookers," like one Arris-defender suggests, or is the hooker crisis all too real. Drama! Luckily, a 30-year LICer (or so he claims) chimed in to clarify the situation for us.

First, it is a well known fact that hookers hang out at the subway station near Arris. They try to get the foot traffic and the cars coming off 59th st bridge. However, this has died down a bit over the years and the hookers are mostly by the subway station, not Arris. Bottom line, you may see hookers stolling past Arris once or twice a week, but they are mostly near the subway station which unfortunately is close to Arris. Hope this helps.
We don't care if it's BS or not, that may be the best comment ever.

I walk my dog every night (late) all around the "Arris area" - around the Citi Towers, in the Courthouse square (where cops are posted nearly all night), around the subway entrances, and have never once - ever, seen a hooker or anyone even standing around - except for a few people (obviously not hookers) waiting for a bus. Additionally, it would be pretty hard for a hooker to get business from cars speeding off the 59th Street bridge. Maybe it happens further away from the Arris building on the other side of Queens Blvd, but trust me, it's not happening near Arris.

This is total nonsense. What Curbed should post is that there is an obsessed troll with no life (who knows maybe someone on the staff of Curbed itself trying to create traffic) trashing Arris 24/7 on Curbed.

Not only is this BS completely fabricated but Arris happens to be perhaps the best new development in the city. This place is off the hook.

That area is known for seedy individuals. However, its has died down a little over the years. With all this publicity, a strip joint should open next to Arris. It would make a killing!

i've been living there for 2 months, been parking at the court house for a year ($190/month thank you) and have never seen a "hooker" though it might not be a bad thing for a midnight quickie...only kidding. in regards to traffic, how many times i have to say this, there is NONE surrounding arris. the offramp to the qb bridge is to the east and 99% of the cars go east from there. the ones that need to go to west lic, take a diff offramp as i have found out when i fell asleep on the way home to arris. the other st is a dead end, court sq, except for an occasional car pulling in and out of the court house garage (sure it is busier bet. 8-9am m-f though and 5ish pm, but i'm not there to see it. the other side, as the one arris troll reminds us all is the train tracks, no traffic there. i've found arris to be the most peaceful and quiet place i have ever lived. perhaps too quiet. looking forward to the ammenities and supermkt coming on line. with time, arris will even be better.

Yes, the Queens Plaza of today is one-fifth as skeezy as it was ten years ago, and the hookers are confined to a much smaller area. But anyone who says there aren't hookers near Arris isn't looking all that close. I've seen them in the middle of the day on Dutch Kills, Purves...streets that clearly lend themselves to that sort of business transaction. But there's not much reason to walk down those blocks (aside from the Sculpture Museum) *other* than soliciting a hooker, so I don't see how it affects the people in Arris, ultimately.

No street walkers by the Arris. Hookers generally stay by the Queensboro bridge, where the strip clubs are. If you stick to the lower level, after it lets you out (coming from Manhattan), you would (in the past) occasionally find one looking for clients. They used to stroll around when the light turned red.

This used to be a problem in the 90's when these places moved here.

Last time I was in the area (about 1 week ago) late at night (after 3am) getting out of the Queensboro Plaza station, I did not spot any hookers.

The last time I spotted one was in 2005, also late at night around 4am.

A post by an Arris loft owner:

"I bought at Arris and people are right - it was a huge mistake. The train noise is definately noticable. They blow the horns every time they enter the tunnel. It is driving me crazy. I'm up every morning at 4am. My unit was a mess when I did my inspection and it still is now. No progress has been made since move in. Very shoddy construction - cracked tiles, uneven coutertops, gaps in floorboards, faucets missing seals, etc., etc. Construction workers are in and out of my unit to fix things, but but although some jewlery is not missing nothing seems to get fixed. I've taken quite a few days off from work to deals with this. Walls are paper thin. I feel like if I lean too much against it I will fall into my neighbors unit. I hear everything my neighbor says and he seems to be into rock music which I am not. The hallway walls are a psycaldelic organge color which was not diclosed by the broker. It looks like someone threw up or a kids playroom in the hallsway.

I would put my unit on the market, but I would probably lose my shirt. First all the construction delays pushed my closing back until the middle of the subprime meltdown. The appraiser at first bank I was going to use appraised the unit below what I paid for it. Fortunately I was also dealing with another bank whose appraiser came up with my purchase price, or I would have lost my deposit. I've got a jumbo loan so my int rate shot up 2 points from what I was planning since I did not have a lock. That's really squeezing me hard. I'm living hand to mouth now. The maintaince reduction for the lack of amenities helps, but it will be tight once the full amount kicks in.

The area is lonely. I was warned before i bought, but i ignored the advice. Its probably safe, but at nights I'm constantly looking over my shoulder and anticipating someone jumping out from the shadows. I miss having my manhattan friends pop in. Despite all the nearby subways no one wants to come to Queens. There no place to shop or pick something up on the way home. I thought Fresh Direct would bridge the gap, but I was mistaken about how much impluse buys I make.

Guess I'm stuck here for the short term. Stay far away! Consider yourself warned. Undoudbtably some will consider this an exageration, but if you live here come knock on my door and I'll show you myself. I'm not afraid to admit I made a mistake here. Just hoping to ride it our sell and move to a more established local. To the Arris lovers out there I have not shared your experience, but the people have been nice overall. No amount of amenites makes up for the pit in my stomach when I come home at night."

Er, what? I take the LIRR past the Arris lofts on a regular basis. It is right next to the tracks, and the tunnel to Manhattan is not far past it. Everytime I look at that place I think "Why would anyone buy an apartment there? Isn't it the awful city apartment cliche to live right next to a train and hear it day and night?" The LIRR trains are LOUD. Their horns are even louder. You couldn't pay me to live there, hookers or no.

CSK you are a such joke indicating on post 28 that its not you but then again posting anonymously on 29 three minutes later. Busted.

As for the location on the waterfront, unlike Arris where there are no real prostitutes, the used condoms litering Gantry State park suggest that they actually may be active there for real.

You are right that location is everything. Unfortunately for you, between the problems at Gantry State Park, the stench of urine around WTB, the recent attacks on Vernon, and the thousands of city housing projects on the horizon the future isn't bright for the LIC waterfront and area around Arris is a much better location. Not to meniton that the monthly maintenance is a lot lower than Citilights, the amenities are better, and the appartments, well those in Citilights simply don't stack up as a 2nd tier non luxury building.

Then again you know all this and are simply probably finding it difficult to sell your place in Citilights for, oh, the new place in J-Condo (ha ha ha) that for all your real estate wisdom you overpayed badly in.

It's funny how my name get's thrown around. TiS i, the real Regency! I want to clear up one thing, there are no hoes walking anywhere near Arris. We have a white glove doorman and we would of heard from them if there were. Second, the "track" where the hoes use to trix is near city scapes....how do i know this? I've been in LIC since the time csk was playin in his sandbox. Guiliani deaded that scene years ago, back in 2000. Cops patrol that area on a regular basis. Why would there be hoes near Arris anyway? they would get arrested. There is a court house across the street, there is the citibank building and the other 2 new buildings. Lastly, it's a shame how rumors like this get started and make it to curbed. It's actually pretty pathedic, how people bash every construction in every building through out the city....I've see more order with chimpz. You people should really have yourselfs checked out. #31 please let me know what Unit you are in, I would love to see why you are having so many issues and chat. Drop an email on the yahoo group or knock on my door sometime. Honestly, I am curious. I love it here, don't hear my neighbors, everything works. The only issues on my punchlist are cosmetic (little paint here, fix a scratch on the floor). I love the doormen, I walk to Vernon every night for dinner, it's close to so many subway lines (and no, there are no hookers around the building at all), all the tenants I've met are fun, my friends love coming out for visits. You should have thought of the little inconveniences and compromises you had to make when leaving Manhattan. I sure did, spent a lot of time in the area before deciding and it's worth it to me. With my windows closed, the train noise is just in the background, I can't hear it unless I think about it (I face the court house). It doesn't bother me at all, but that's me. Maybe it's not for everyone but I love it here (and I'm not fooling myself).

The wonderful Citilights people here amused by Arris people responding are the same ones writing the shit on this thread about hoes when the only prostitutes in LIC are the ones in their back yard in Gantry State Park and are worried, rightly so, that the project coming to town are going to destroy their property values.

As for CSK, king of the haters with a long record of obsession with Arris (where he should have bought instead of J-Condo) and who is on the Curbed/QW 24/7, is there any reason not to believe that you are our petty little troll or your buddy Monte?

By Anonymous at September 13, 2007 4:24 PM

44, csk, they have to respond because they are in denial. If things were so great, they would just laugh at these posts, but instead they feel insecure and try to fool themselves into believing everything at Arris is ok by responding to these posts. I have to say, these people must be the neighbors from hell. Good thing their on the outskirts of LIC. We don't have to see them much.

By Citylights 1 at September 13, 2007 4:27 PM

lol - CSK should practice what he preaches. When he is not fabricating rumors about Arris on Curbed, he is spending his time defending real issues about J-Condo, you know the building that has been called the ugliest in the city on other threads. Check it out.

As for 44, Likewise we don't have to see the hos down on the docks at Gantry State Park. Don't worry though, your new negihbors at the projects will keep you company. A comment from the sidelines...

L.I.C. was a haven for prostitutes, addicts, dealers, etc. for many, many years.

There are definitely still remnants of darker days in the neighborhood, but their presence has sharply declined over the past few years. You can still find prostitutes in the areas around south of The Queensboro Bridge such as Queens Plaza South & Vernon Blvd, Crescent Street & 43rd Avenue, Purves Street, Gantry State Park, and from time to time around the Arris Lofts. I know a few people who work at the 108th Precinct, and they tell me that these tend to be "hotspots" in the neighborhood.

I live in a very charming pre-war walkup in the neighborhood. I write this as a way of demonstrating that I have no bias, good or bad, to Arris, Citylights, Ten 63, or any other of the new developments in the neighborhood. Your buildings are often a point of discussion among my neighbors. They're concerned where all this development will take the neighborhood and more specifically, what type of person will move in as a result.

Most of my neighbors think of most recent transplants as spoiled, petty brats who are eager to flaunt their status with blatant namedropping in regards to where they live. Furthermore, they appear so desparate to protect their frail egos that they readily attack anything not associated with their camp with the kind of juvenile language and tactics I haven't seen since grade school.

It's very depressing to read over your comments. You've basically confirmed what most of the local residents who actually care about their neighborhood already know.

I had hoped for a far better element to move into L.I.C. As gritty as it can be sometimes, it deserves better.

Arris has such a bad reputation in LIC. The only people that like the damn building are Arris owners and brokers. Its not really part of LIC because its on the edge of town where hookers hang out. Buyer beware, Arris is in the ghetto of LIC.

89+90 - keep talking shit and hiding. how does it feel to know that you're a chickenshit child who would be too ashamed to identify yourself, even when given multiple opportunities? with everyone of your childish BS posts, you continue to taint people's perception of arris and its residents.

and you're obviously regency - "cealing"

I've been living at Queens Plaza since 1999 and walked home from the subway station to my door many nights. I've never seen a hooker yet (granted, I've never tried walking near the strip clubs or in the dark back roads either.) As far as I can tell, the only real problem with Queens Plaza is this lingering reputation from the time when there WERE hookers. ie About five or six years ago I had a bad experience when I was walking around at dusk on a summer night in shorts and a tank top, and this creep in an expensive car pulled over to offer me a ride. As soon as he figured out I wasn't a hooker, he got embarassed, apologized politely and drove away. At first I freaked out, but then it occurred to me that here at Queens Plaza you find out who people are a lot more quickly. I could have met that guy in Manhattan and never known what a creep he was, maybe even exchanged platitudes with him at a bar. He didn't look like the kind of guy who would live in Queens.

I had one other scary experience because I live at Queens Plaza. I was taking a taxi home as usual and having a comfortable chat with the driver. When we hit Queens Plaza he started pointing out the strip clubs and telling me about how this one at the corner used to have whores there, but not anymore, etc. I'd lived at Queens Plaza for years and never seen teh stuff he told me about, so I began to wonder uneasily where/how he learned all his information. But it's the same thing. I'll bet tons of people drive with that guy in Manhattan all the time, never talk to him, and imagine that they're perfectly safe.

I just deal with it by keeping pepper spray on my key chain. People who live on the Upper East Side are basically paying through the nose to delude themselves that they're safer (or better) than everyone else. But I'm happy they feel that way because I get to live in a giant apartment next to Central Park for extremely cheap rent as a result!

SO a hooker strays from Queens Plaza, and some idiot freaks out about it, and tries to connect it to Arris. Well, just so you know, people who lived in the CityLights had a full neighborhood of hookers in the area before all the developers moved in. They may still be in the area to become 'Hunters Point South'. But to worry about Arris is pretty STUPID.
IF YOU HANG OUT IN YOUR NEIGHBORHOOD AT 3am,
you're probably up to some bullshit yourself,
you fiend!!

I used to live on Hunter St. for years and there used to be people of every gender out there selling their bodies, they didn't go away until the 108 actually started to patrol those blocks south of QP just a few years ago. The 108 pct covers a lot of ground and doesn't have as many officers as they should, they mainly concentrate their patrols in Woodside,Sunnyside which is where the majority of the people live.

One would wonder why the Arris apts don't have the special sound deadening windows installed, especially those facing the train yard/tracks.
