Rumblings & Bumblings Responses: Glenwood Goes to Hell
Friday, September 21, 2007, by Joey
Sorry for not getting this out yesterday, but a server meltdown had us moving in slow motion. Intel was a little scarce this week, too.
1) Hell's Kitchen: That "construction eyesore" on the the south side of 38th Street between 8th and 9th Avenues is a project of developer Glenwood, and will probably wind up as one of the company's rental towers. No renderings have been released yet, but a commenter/neighbor adds that the "luxury" building will be 24 floors. The picture is from the WiredNY thread on the topic.
2) Upper East Side: No takers on the supposed Alchemy Properties project at 77th Street and Second Avenue.
3) Upper West Side: Both sides of Broadway and 87th Street are getting some work done, but all that turned up was this, from a commenter: "I've heard rumors of a Walgreens on the NW corner of 87th & BW, but not much is happening. No idea what is happening across the street, but it's been gutted and it looks like they are getting ready to start construction."

This is next door to our offices. It's a 49,375-sf plot and can be built to approximately 321,000 sf. The NB (new bldg) permits for this site (Block 761, Lots 10, 13 & 43) are pretty slim on data and are basically for foundation etc. However, one noted that the height was going to be 9 stories. I find that kind of hard to believe and thought that Glenwood might be developing low-income housing on all or part of the site to generate Inclusionary Housing certificates for sale or use on other sites. Thus far no agreements for such housing appears in Acris (which would have to be in place). It may be too early or the NB permits will change. I can't see building a 9-story bldg here, we're next door and 18 stories.
We have been informed that they are to start driving piles at the site in two weeks, and that it will be VERY loud for more than a month.
Funny how they can start this without having (as they claim), any renderings for the site, and will not have any for several months?
Um, Glenwood and "low-income houseing" are never to be used in the same sentence. I bet if anyone from there read that you would hear the laughing all the way from New Hyde Park.
Remember: Fight comment spam - add three plus four early and often
Glenwood is def building rental apartments on this lot. It will actually be TWO buildings and am unclear as to total height.
alchemy is developing a 20 story bldg on 77th and 2nd. article in cityrealty.com
