Citylights is a dump and the maitenance is way to high. The views may be great but the condos are old and I believe a bad investment. From what I've seen, 10-63 and 10-50 Jackson are ina good loacation and affordable. Arris was a beautiful building but a bit out of my price range. The warehouse side of the Badge Building is a great condo in a great location but they only have 1 unit available. 5SL is a bit overpriced and they are out of 1 Bedrooms.

Does anyone have any positive feedback of One Hunters Point? Some of the units seems somewhat high, @ $700+/sqft. However, the lower common charges makes it somewhat affordable. The location is questionable with the lirr station. The price of the unit + the lower common charges + location seems to be a decent option compared to the other condos.

I think One Hunters Point is better then Hunter's view. If you check the LIRR schedule, there are very limited stops at Hunter's Point. However trains do idle there during the day before they begin the rush hour service. My friend was there when two trains were idling around 4ish...she said the noise was medium. We went to the sales office and they said the windows were soundproof (but who knows) I personally think that the noise should be bearable if the noise is medium standing outside.

Re: The broker thing, whatever the reason they are doing it, and I have no idea, but you have to keep in mind two things:
1) It is up to the sponsor to decide whether or not they want to pay co-brokers. I think actually the sales office may encourage broker participation as it would help them to sell I'm sure, but they can do nothing until the sponsor allows them to.
2) The idea of a broker taking a client around is great, but someone has to pay that broker. Buyers may have a better chance of negotiating without a broker as if there is a savings in co-brokerage then I think the customer may have some leverage. But is sounds like the buildings are priced to move so....

Citilights in the top 3? Put down the crack pipe. Citilights has worse furnishings than the projects going up in Queenswest will have and has to be the absolute worst investment in LIC. On top of this, the maintenance alone on the place is more money than the rent that people will pay in the projects. You are better off faking your income and sneaking into the projects.
The Gantry is not much better and is Citilights really ugly spaceship looking garage with problems with its plumbing (you know what overflowing the toilets the day after it opened) and had huge chunks of conrete falling off of it right after it was built. The owners will tell you that this was only a minor problem - yeah right lol. I guess I should take this a sign of quality construction.
Though these hunters point buildings are absolute garbage construction (look at how thin the concrete is and how quickly the buildings went up) they are at a higher level than Citilights and the Gantry which isn't saying much and buyer beware.
Badge is a great boutique building (Going after a similar look to Arris but not in the same class (which I am self confident enough to admit is the best building in LIC even though I can't afford to live there)) but effectively the majority of the appartments are already sold as is the case with Arris with only the huge $1 million + units left.
I've heard good things about the Foundry but as we all know not much has been released on it yet.
This leaves the Powerhouse as the most interesting buiding in LIC. The problem with it, aside from the specter of projects going up infront of it blocking its city views is that the $psqft vary greatly across the range of its appartments. This means that the reasonably priced units ($700-$$750 psqft) are going to go very quickly leaving only the more expensive units ($900- $1100) within a short period of time.
The bottom line is that there are high, medium and low quality apartments in LIC. The key is to get one of the high quality apartments for the $psqft range of $700. The opportunity to buy in places like Arris and to a lesser extent higher end boutique developments like Badge, Galaxy which were reasonably priced when they opened has passed. Your best bet is a place like the Powerhouse, but the affordably priced units are not going to be on the market long.
Lastly do not wait for Avalon or Rockrouse unless you are looking to pay $1100 -1200 psqft

From the research that I've done as a potential buyer, post #44 is about as accurate as it gets. I would have bought in Arris but there aren't many appartments left so I am looking at the Powerhouse.
