Toll Brothers' Love Shifts from Williamsburg to LIC?

2007_10_5sl.jpgWilliamsburg was supposed to be the Toll Brothers' splashy entrance to the outer-borough luxury condo game, but stagnant sales at the Bros' two 'Burg properties have been well documented (although the 1BR and 3BR units at North8 now appear to be sold out). Initially just an afterthought, the Toll Brothers' Fifth Street Lofts development (left) in Long Island City has accidentally assumed favored son status. It's over 75% sold, and some units have unexpectedly cracked the elusive $1,000/sf barrier. In a wide-ranging story on LIC commercial and residential development, the Sun had a word with a Toll exec on 5SL's success:

"We are finding a smaller price differential between Long Island City and Williamsburg than we expected and, significantly, that there are many who prefer Long Island City over northern Brooklyn no matter what the price. My only issue with Long Island City is that I can't get my hands on another site."
Williamsburg: Over before it really get started? Don't tell that to the Mill Building.

Shock. Contextually appropriate buildings (same sized lofts on a loft/warehouse block) outsell horribly out-of-place developments that have nothing to do wit the neighborhood their in (30+ floor waterfront tower in industrial Williamsburg.)

Perhaps Toll should take a look at why buildings like the Gretsch, the Mill, Sophia Lofts, the Smith Grey and the Esquire are doing exceptionally well....

Toll Brothers took what is arguably the best location in Williamsburg, the North 8th St lot across from the new park and built the most boring building possible.

Had they built LARGE units with HIGH ceilings they would have sold for twice the price.

I do not live in Arris. I actually looked at it and liked it but couldn't afford it and bought elsewhere in LIC at a great price. But, you are a complete loser. Not whining. I actually liked Arris but am much happier about my decision and thankfully was at the right place at the right time. What I am "whining" about is that there are people that like to read about LIC and real estate without having a bunch of babies argue about nonsense. The problem with sites like this is that people hide behind their computer screens and if were forced to disclose who they really were would not say 1/2 the things that they do. Much like yourself 22,24,26. If you enjoy getting uder people's skin for fun, well then go for it but what are you really accomplishing? In case you missed it, here are some quotes from the Sun Article that Curbed started this thread off of:

"More than 35 units have been sold for more than $1 million and a few have traded for $2 million — possibly the highest price ever achieved for a condominium apartment in Long Island City."

Thanks for all the free press that you have given Arris. And for a second you thought that people were dumb enough to believe all that nonsense about hookers in sections of LIC other than Gantry State Park.

"This was the first time in Long Island City that a real, full-service ... with all the bells and whistles had been developed in the neighborhood,"

Thats funny, weren't you arguing yesterday that Citylights was a full service building and even had tennis classes. I guess the rest of the world doesn't see it that way.

Keep on bitching there are a few more units for sale at Arris.

Not wound up tight at all and actually very laid back but don't take well to immaturity, especially when I'm trying to educate myself on this board. Obviously, you rent and can't afford to buy which is fine if you didn't come on this board making others feel bad about their investment. As I said, I did not buy there but those Arris buyers don't need you berating their purchase. And I will enjoy my 2nd/3rd tier condo and enjoy living in this great area while you continue to live in your parent's house.

I feel that many renters come on boards like this and bash new areas like LIC in order to scare prospective buyers from buying and thus keeping supply up to eventually bring prices down for them. I drove by Arris this weekend trying to find the impound lot. When I saw the exterior, I realized why everyone thinks Arris is so crappy. Nothing about the exterior compelled me to want to check out the interior, ever, not even in passing curiosity.

And wtf, NYTP must make a killing towing people. It looked like they were shooting fish in a bucket. The tow trucks were bringing in a constant stream of cars. Unbelievable.

I live at Arris and I don't friggin believe it. I've been living there for months and haven't seen a single hooker despite all of these claims from CL folks and guess what.

I look out the window last night and I see what must be twenty scantly clad women. I mean hard core hookers. So I go out side and ask what's going on and one of them turns to me and says:

"Relax sugar. We are late for work and are just looking for the bus to Gantry State Park."

I replied: "Thanks but can you do me a favor and pick up the used condoms after you are done. The residents of CL are getting pretty pissed that there property values are dropping so fast"

So there you have it, the answer to the mystery of all those hookers spotted. So now that we have clarified that and I have done what I can to adress the problem of used condoms for my firends at CL, can you please stop making up nasty rumors about Arris. There is no reason to be jealous.

Its a dirty little secret that Citylights residents don't want to disclose when they are selling their apartments but everyone knows about it.
