TRIBECAEveryone knows that Tribeca Space on Murray Street is totally screwed, and a Curbed reader wants to fan those flames some more: "I remember the inital post last spring about the weird second bedrooms (among other problems). Rumor is that the developer is being forced to recharacterize the second bedrooms as home offices (which requires a new submission to the AG). In addition, the is a rumor that there is a new tax problem. Looks like there will be no closings in 2007." And it continues. [CurbedWire Inbox]
TRIBECA, SOHOWe love long dissertations on property taxes, so here's one right now: "I've recently learned that a number of buildings in Soho and Tribeca have been hit with massive property tax increases (in the neighborhood of 100%). Apparently one of the factors the city is looking at in doing the assessments is how much rental income is going to the coop. Because buildings breaking the 80/20 rule have large cash payments from rentals run through the building, the city sees that rental income when the coop does the tax filing. Although the coop may be tax exempt the city is saying that the building itself is more valuable because of the increased rental income. BUSTED." [CurbedWire Inbox]

There is so much information out there on Tribeca Space it is hard to know what is true. I know that there is nobody living there, and it does not appear to be any activity in the building. Does anybody know the real deal with this building? I had put in two offers last year on units in the upper portion of the building, but others put in higher offers (luckily – I now live elsewhere in Tribeca but walk by a lot because my dogs goes to the Paw Stop, which is a great place if you have a dog).
I bought a place in Tribeca Space in September 2006 and was told by the building's selling agent, David Kest from Corcoran, that the temporary certificate of occupancy would be issued in a few weeks and that I'd be able to close in late October or early November 2006. So, I sold my old apartment in late October 2006. Well, it's a year later and the building still doesn't have a temporary certificiate of occupancy and I still haven't closed. I've been living in Craigslist sublets for a year now. Whenever David or his boss, Jim Brawders, make themselves available to me (which isn't very often), they always say the same thing - closing is very close and no more than 4-6 weeks away. Whenever I ask for the cause of the delays, they always tell me that there are a few minor issues that need to be cleared up (as-built plans need to be revised, elevator inspection certificate needs to be moved, rtc.) and that, as soon as they are, the temporary certificate of occupancy will be issued and closings will start happening within two weeks. At first I believed them, but now I realize that they've been lying to me and everyone else who bought into the building. I guess there really aren't any ethics among New York real estate brokers.
It's impossible to know what's really the matter. I think there is some truth to the rumored tax problems though because I've heard that the building's tax lots now have to be separated. I also wou;dn't be surprised if the apartments with the hidden bedroom windows are having to be recharacterized as home offices since I never understood how a room could be considered to have a window when the window is located in a position that can't be seen unless you climb up a ladder and over the ceiling of a common hallway to access it. Crazy. At least my apartment has real windows and won't be recharacterized.
My real estate broker told me not to count on moving in until late winter or spring of 2008. That means that I'll soon be looking for another sublet on Craigslist...
I wonder if you (SadTSPurchaser) have a legal cause of action against Corcoran for fraud and detrimental reliance. You did sell your apartment based on what they were (falsely) telling, and lost out on the appreciation of that place. Plus you have a more expensive mortgage to contend with, and various other costs. I know many folks here will laugh at the idea, and it may be hard to find an attorney to help you, but somebody should hold real estate brokers accountable. They should have to back up all of their broker babble. Maybe if there was a real way to hold them accountable, they would be more honest (obviously, not just a TS issue).
I had an accepted offer on a unit - 2 bedroom, 2.5 bathroom unit on seven or eight (SW corner). Jennifer then called to say that they received a "significantly" higher offer and if I wanted to bid more. I dropped out, only to learn later that the difference was about $10,000. They were shady back then (May 2007), and remain shady I guess.

I thought condo sellers paid all closing costs? Is offering $10K off them really a deal?
Re: TribecaSpace Just check out 25 Murray Street on the DOB website and you will find the most distrubing facts:
1- There are not even filings for the work needed for the conversion!!! Instead, there are just a few filings for sprinklers, sidewalk shed, etc.
2- there is no schedule A listing what each floor will have
3- The latest C of O is from 1946. There is no TC of O, not even an application for one.
So it seems the necessary permits have not been obtained. How could people have bought into this without checking out the DOB website?!?
To TribecaSpace sufferers: Just call the DOB directly, ask to speak to the inspector assigned to 25 Murray St, and find out everything you want to know on the progress (ha) of this building.
Toll Brothers finally offering more concessions? Really?
I talked to them 8 months ago it was: You pay closing costs, you pay transfer, you pay mansion tax, and we get the interest on your 10% deposit.
So since that little price chop on their units this summer and now this tiny $10k cost payment - do they really think that they got it down right?
Toll Brothers needs to realize that they have to pay ALL of the costs, and transfer taxes, and development taxes, and then maybe they will move whatever is left over of their property.
Toll should have hired me as a consultant and they would have built beautiful buildings with high ceilings and larger rooms and they would have sold out in a week.
They need to knock down North8 and start over.
Northside Piers, they should promise not to build another highrise right in front blocking the views.

The purchaser paying the seller's closing costs on new developments is not only limited to Toll Brothers. I think that is standard practice with all new developments in NYC.
I've been told by my attonry that the Tribeca Space developer was convicted of fraud by the Attorney general a few years ago in connection with a gym chain that it owned - so no surprise that there's fraud surrounding Tribeca Space. If I ever get to move in, I think the owners should consider filing a class action lawsuit against the developer and its Corcoran lackeys - Jim Brawders, David Kest and Jennifer. They all deserve to be fined or go to jail.

That is not true, i told my dumb client #14, that he can sleep in my basement if his luck with craigslist runs out. That way i can take the rent money and go to the strip club and bring home one of those bad ass bitches and show them off to my friends!
E. Houston Hotel is already open. I walked in and spoke to them Monday night on my way to Mercury lounge. But keep waiting for the opening though.
I made a reservation for some family members at the East Houston Hotel (or is it the Hotel East Houston? some signs say one, some the other) for next week.
Not sure if they'll end up staying there or not, though.
