Perhaps Ian Schrager's 40 Bond received a little unwanted attention yesterday, when Gawker ran an item about how the building is still not sold out. Perhaps it'll receive a little more today, with word that the sellers of Unit 4C, the flippers we told you about last month, have dropped the price on their never-lived-in 3BR apartment in the Noho newbie (they closed on it in July for $4.8 million). Maybe such a bold flip was a bad idea in a 27-unit building that still has availabilities, or maybe they just prefer the new alignment of 9s and 5s. No matter the reasoning, every move in this building will be scrutinized. Also newsworthy is that the unit is now available to rent for $27,000 month in case you want to give it a test drive. And we do!

For that price one could buy a 25' wide, 5 story townhouse IN Manhattan or one could buy TWO 25' wide, 5 story townhouse in Brooklyn and combine the interior and have one very spacious living.

The 3 bdrm configuration shown (4C) is available only on floors 4-7.

Since the unit in question is on the 4th floor the other units available is on a much higher floor (7C) for 6,850,000 (same sqft). So its about a million dollars cheaper now, than higher unit in the same building. And of course the builder will allow some changes (normally).

Since the owners of the flipping unit knows the current prices, have to figure the want to sell quickly.

Damn passerby, you were dissed by the not highly paid doorman! Clearly he saw you as part of the bridge and tunnel crowd and was trying to be polite. Do you often have trouble with the velvet rope...remember who the developer is......
