It Happened One Weekend: Bushwick Castle, Stanhope Sales Update, Most Expensive Storage Ever, More!

2008_4_castle.jpg

1) The co-owner of Williamsburg hotspots Union Pool and Hotel Delmano pays $3,000 per month for his rental in Bushwick. What the hell kind of place charges that much in Bushwick? Oh, just a castle thingy with "OFFICE" inscribed on the front that has a cobblestone pathway that leads to a stable in the back. Yeah, it's pretty awesome. [The Hunt/Joyce Cohen]

2) After some initial sales troubles, the Stanhope Residences 995 Fifth Avenue has sold 24 of its initial 26 co-ops, and all nine maids' rooms. Which means they sold three more in the last couple of months. The latest buyer is Daphne Guiness, beer heir and "haute-couture socialite." The $47.7 million full-floor penthouse is still on the market, if any Coors family members want to step up to the plate. [Big Deal/Josh Barbanel]

3) A basement storage room in the Dakota on the Upper West Side recently went up for sale, and eight residents bid on the space, including Yoko Ono. The winning bidder was John M. Angelo, a hedge fund manager and board member of Sotheby's, who paid $801,000 for the storage space, perhaps the most expensive sale of its kind in Manhattan history. Yes, a glorified locker sold for more than the average one-bedroom apartment. What slowdown? [Big Deal/Josh Barbanel]

Foreigners Invade Soho, and the Stanhope Finally Selling

2008_2_trumphope.jpg

The Observer's Max Abelson files two luxury development sales reports today, both regarding somewhat troubled projects: Trump Soho and 995 Fifth Avenue (f/k/a The Stanhope). That GMail advertising campaign must be working wonders, because according to Trump Soho sales director Rodrigo Niño, 53% of the units have sold. And here's something not surprising for a condo-hotel where buyers can only live in their suites for 120 days a year: 70% of the buyers are from outside the U.S., and of the 30% of domestic sales, one-third is New Yorkers. The first buyer to be named is Zlatan Ibrahimović, the Swedish soccer star currently playing with Inter Milan, which should keep him out of the hotel for long enough periods of time.

Meanwhile, after a bad run that saw zero sales, the two model apartments unveiled at 995 Fifth Avenue seem to have boosted interest. Now only five of the 26 $10-million-and-up units remain unsold. Three have already closed, but the bulk of the buys will be revealed next month when the co-op opens. The $47.5 million five-bedroom penthouse is still dangling out there, for those who prize short commutes to the Met and, uh, have $47.5 million.

Ranking New York's Top Condos: 15 CPW or The Plaza?

2008_2_topcondos.jpg

Say goodbye to the next 15 minutes of your life. The NY Condo Blog has put together a 1-100 ranking of Manhattan condo buildings, based on location, layouts, interior finishes, amenities, and that most tempting of mistresses, investment potential. As if the recent lukewarm reaction to flips in The Plaza weren't indication enough that the feud is over, the Zeckendorfs' record-setting 15 Central Park West is #1 here, too. The Plaza is #2, and in a bit of a shocker (only because it's been quiet for so long), Ian Schrager's 50 Gramercy Park North takes the bronze. The much-discussed Stanhope Hotel 995 Fifth Avenue is fourth, maybe because rebrandings and press mentions as a "hobbit hole" aren't factored in. Stanhope (sorry, we just can't stop) developer Extell has four projects in the Top 10. All the favorites are there, including BLUE (#87), YVES (#67) and One Ten 3rd (#44). Folks, this is a fun one.

Floorplan Porn: Stanhope's Full-Floor is Big, Wet

2007_10_stanhopefp.jpg
Simply put, you must click to expand

They've changed the name to 995 Fifth Avenue to wash away the bitter taste of failure, but the Stanhope Hotel name used to represent Fifth Avenue opulence, so we'll refer to it as such while gazing at the glorious floorplan for this 8,360-square-foot, six-bedroom, full-floor apartment. Hobbit holes be damned, when a bathroom is big enough to have separate "Her Bath" and "His Bath" mini-rooms, that's impressive. And that's without even mentioning the multiple wet bars. Yours for just $33 million.
