After being a gaping pit for more than a year as a huge two-block site was excavated and cleared of debris from the old Eastern District Terminal, which had occupied the property in the past, the big Edge development is now out of the ground and rising. The structures closest to the street will be low-rise and the highrise towers will be behind them. They're hoping to start completing things toward the end of 2009. Phase I of the project involves 575 luxury units and 347 affordable units, which will be in the low-rise buildings close to Kent Avenue. There will also be about 100,000 square feet of retail space in those buildings.

So, a Sunset Park blogger who's been following the trials and tribulations of what has become a semi-nondo near the neighborhood's park has decided to supplement the photos that are posted online. The place is on 46th Street between Fifth and Sixth Avenue and the 3BR duplex apartment is available for sale for $529,000 and for rent at $3,400 per month. It's billed as a "sunny duplex with access to yard." Best View in Brooklyn writes: "I thought I'd help out prospective buyers/renters with some additional photos of the neighboring buildings and the view from the front of the building." We're not clear how many people are currently calling the Clarett Group's Forté tower in Fort Greene home, but we can say that most of the units that are still on the market have gotten additional fair to moderate buzz cuts in the last few days. Streeteasy shows a series of PriceChops about five days ago, some of the of the second generation variety. Let's take unit 16D, a 1,007 square foot two BR, 2BA unit that was $896,000 but now finds itself priced to move at $725,000. It originally hit the market in the heady days of August '07 at $935,000, making the overall PriceChop $210,000, which is none too shabby. (This is actually the second round of PriceChops on many units.) On the upper end of what's still around in the Forte, consider the priciest unit still on the market, aka 15B/C. It has gotten a shave from $1.697M ito $1.55M or a little chop action of $147,000. All in all, 10 of the 12 units currently listed have gotten visits from the PriceChopper.

Our old friend and former Development Du JourUrban Green in Williamsburg has been making amazing progress after more than a year of being a big pit that, at one point, was refilled after being dug out. (Stop Work Orders, etc.) When we last looked in April it was just coming out of the ground. Now, the back part of the structure is taking shape along N. 5th Street and work is starting on the foundation on N. 6th Street. The development is the biggest new luxe project rising near the epicenter of Bedford Avenue. In the wishful thinking department, the sign outside says the project will be finished by October 1. Not exactly.

They all had great things to say about the building and the neighborhood. And this was in a 100 degree elevator, so the environment was ripe for bitching if there was any to be had."
